• 5 bedrooms is split into 2 separate house /w 2 bedrooms in one house, and the other house is 3 bedrooms
• 3 bedrooms house has a full-size kitchen
• 2 bedrooms house only has a portable induction cooktop countertop burner, no oven or a whole range top, please see pic as a reference
• 2 house shared a common backyard 
• this is a budget friendly, business travel accommodation, it is not a luxurious house/villa.

Additional notes Unit A:
There are independent air conditioning and heater systems in each room.  
The wall heater and AC in the living room is out of service. 


Other things to note about this property: During certain seasons, you may experience some bugs, ants, or spiders are more active. We're trying our best to control it. Please do not book, if uncomfortable.

Street Work at Redwood Avenue notification: 
There will be ongoing construction in the area conducted by the City inline to Redwood Avenue Sidewalk Curb and Gutter Improvement Project. The project is set to begin on July 10th, 2023, and is expected to be substantially completed by November 2023. The regular working hours will be between the hours of 7:30 AM to 4:00 PM, Monday through Friday, except holidays. Access in the area may be temporarily delayed or closed during construction but access to the property will be maintained at all times.

NO PARTIES OR EVENTS. Deposit will be on-hold, reservation will be Cancelled. COPS will be Called, and Legal Actions will be taken, if you choose to throw a party at our property! Outside furnitures, and decorations are NOT allowed.

Keep outside noise to a minimum after 10pm. Ask for approval if you've visitors, and additional guests fees applies.

Exterior security cameras monitoring in place, so please check your guests count for accuracy at the time of your reservation! Violation to this rule will result in immediate eviction.

As a friendly reminder, if you’ve any issues during your stay, please bring to our attention. We would love to fix it for you right away. Any refunds on Cleaning or Nightly Rate will not be authorized after check out, and we have a very strict no-smoking policy. Any traces of smoking inside the unit will result in a penalty of $500 USD.

In response to the coronavirus (COVID-19), additional safety and sanitation measures are currently in effect at this property. We have a no pet policy, but if you must bring a pet, there is a fee of $200 per pet per stay. Also, an extra guest fee applies after 08 guests $25 plus taxes per person, per night.

- Only guests named at booking are allowed on the premises. Violation to this rule will result in immediate eviction. Exterior security cameras monitoring in place, so please check your guests count for accuracy at the time of your reservation! Ask for approval, if you have visitors, GROUP of visitors, or party size visitors are not allowed.
- Do not disconnect any connected devices. When in doubt, Ask for approval. 
- All devices have to be ON at all time, if WiFi disconnected by guests, we will send team member to fix right way, and after hours rate at $150 apply to guests

- Please respect the community: keep outside noise to a minimum at all the time, quiet hour after 10pm.
- No smoking in or around the house.
- No Events or Parties allowed.
- Separate trash for recycling purposes.
- We do have coyotes and other animals that lives near mountains, avoid being out late alone. 
- Parking is limited to 2 cars max. 
- Please don’t use our towel to remove makeups, or anything would cause stains.
- No outside shoes inside of the house, for better comfort, please pack your own indoor shoes. 
- Please clean your dirty dishes and organize the trash for recycling purpose.
- Please park on our side of the house, in front of the garage or near the mailbox. We're not responsible for cars being Towed away due to illegal parking in neighbors parking lots
- Street Parking is limited, at best impossible, so please carpool

The house is divided by 3 “units” A,B,C with different digital locks on all 3 doors. Unit C is the front door while unit B is the back door. The host would not give us the code for the back door to access the backyard.
