Why owners switch to Marbella Lane
Daily dynamic pricing. Your rates are reviewed and adjusted every day against your comp set, events, and seasonality — never set once and left behind.
In-house guest communication, 24/7. Our own team handles every inquiry, booking, and mid-stay issue, around the clock.
Housekeeping with photo-verified inspections. Every turnover is coordinated by us and verified with photos before the next guest arrives.
24/7 maintenance triage. Issues are assessed the moment they're reported, with local vendors dispatched when needed.
Review management. We respond to reviews and track the subcategory scores guests actually filter by.
Monthly owner statements + direct-deposit payouts. Clear reporting, on time, every month.
Ranking optimization. Our Exclusive Partners include Cindy Lin, Airbnb's former User Growth Engineering Manager (7 years), and Tao Tao, the former Technical Lead of Airbnb's Search Platform, who led its search and ranking architecture. We put that experience to work with data-driven listing optimization — titles, photos, pricing signals, and review performance — aimed at first- and second-page placement.
Managing rentals on Oahu: compliance comes first
On Oahu, short-term rentals of less than 30 days are permitted only in resort zones and certain designated apartment areas under Bill 41 (Ordinance 22-7). Many condos operate under Nonconforming Use Certificates (NUCs), which carry their own renewal and transfer rules, and individual buildings add another layer of house rules on top of county law.
That patchwork is exactly why local compliance matters: a listing that falls out of compliance risks fines, permit loss, and delisting. Our Hawaii operations are led by Stella, who works with owners on registration status, NUC documentation, and building requirements before a home ever goes live — and keeps them current as rules change.
